I wrote the review about the letter that said I never owned the land. I actually did go into the County and looked as I was worried about identity fraud. Did this before I wrote the review. The APN clearly shows that I don't own the 50+ acres your letter stated. May want your researchers to read a little more closely. And when you send out the mass mailings, make sure the state is correct. more

Do people fall for this? 1/14/2020

Gotten more than one letter from them wanting to buy property that I have never owned. First letter at least had my state and county right. Second one had the wrong state in the cover letter. more

Data is data. We don't make up the data ourselves. We get the data from the county. So if you never owned the land, you might want to contact the county to find out why you're listed as the owner of the property in their records. Unfortunately, just a lot of people that don't understand what wholesalers/investors actually do. Yet they have no problem watching all the flipping shows or american picker type shows praising how much they love what they do. Well, none of those buyers/investors are offering retail to people for their homes, antiques, etc. The intent is not to offend the people that don't want to sell. The intent of the offer is to find the people that are thrilled to sell. But no investor could ever know where the "happy sellers" are. We have to mail them all. What gets me is why these people get so worked up about a low offer. If you don't want to sell at that price, throw the offer away. It isn't a fit for you. Some people cringe when they receive a promotion letter from BMW trying to sell them a 100k car. But reasonably intelligent people don't call up and complain that BMW is sending them ridiculous offers of their overpriced car. They simply throw the offer away. I can't help but wonder if any of these complaints are from people that have ever gone to a garage sale or ever negotiated anything in their lives. Based on their reactions above, each and every one of them could only be satisfied if the price they were paying was 100% retail. So next time best buy has a sale on tv's, they should ask the store if they can pay full price instead. Getting anything at a discount is apparently unacceptable.

These people believe its a scam because they were offered less than retail. As you see from any of the tv shows on flipping houses or even American Pickers, a wholesaler/investor can't pay retail pricing and make money. To make an offer is not a scam. Its about finding someone in the right situation who wants to get their money sooner rather than later and they don't really care about maximizing the profit. In land, thats even more critical as to get retail, sometimes a seller has to wait 12, 18, even 24 months while the property sits. We close in 3 to 4 weeks. We close thru a title company so that our buyers or sellers and ourselves are always 100% protected. And keep in mind, we send out 5,000 offers a week based on data that we are getting from various counties. Sometimes its simply not accurate and our offer may come in too far below or sometimes too far above for the number to make sense. There are just too many variables that don't show up in the data for us to catch that sometimes. To be honest, I'm surprised there are only a handful of these complaints. Out of 100,000 offers, the fact that only a few felt the offers were woefully low. To the sellers who received the low offers, I understand. I actually own rentals and get the same letters myself. But for every 1 that is woefully low, there are thousands that are going out in the ballpark. Its just part of the business of wholesaling and land investing. Its just a shame these people aren't educated enough to understand the realities of what we do. Are people getting "scammed" by American Pickers when they buy their antiques from them for 40 cents to 50 cents on the dollar? Of course not. The sellers know what they're worth. I got a letter as well wanting to give me close to 12000 for a almost 40000 property, he must be on something. Sincerely hope the elderly are not be scammed, none would give their land away for far far less than they owe, no one in their right mind, that is. Save your stamp and paper! more
