THE GRAND JUBILEE; TWO THUMBS UP ; : WOW im excited to tell you you arrive at the grand 'THANK YOU FOR CHOOSING THE GRAND OUR FAMOUS SLOGAN you appear in awe as i once did and felt a grand feeling from the beautifjl lobby, fountian and spiral stairs amazing one fo a kind lobby. but we get better in time and as you take the tour. you are usually uplifted. Even those from other countries. going on we stand aboave were like a jubilee very festive we have so many festivities and aprties and events beyond any apartments around, not just the advertised amenities. well when im done i hope i convince you to at least take the tour. There is so much here to appreciate and entice from our well known movie theatre recently laying hugo, footloose, old ies like Casablanca and also Transformers and much more to our nice tv room wifi, areas, wed bagels, fax and copy service from out sweet managers, to the pool spa, in good shape adn our well stocked gran gym and sauna, but then inside godo carpet well appreciated patios, fireplaces and good dishwasher, but now beyond this like o other: the events that put us above all places,: through years for me over 6.5 bbqs on our great bbq, luncheons, brunches, smas party with music and sushi, superbowl parties,, wed night mingles,a luau, theme parties, and more recently food, and toy drives to benefit others, recycling, . SInce Alliance has come to manage us, they are so efficient and on top of it w have a home cooked taco nights, by our Manager, new furniture, icecream gatherings, and other fun things I cant give away all our events, leave a bit of mystery. other pros next to galleria guest parking , and a lot of underground. a quick efficient and a amazing maintenance team with a superior leader. Also, our managers and consultant are saying it mildly tremendous hosts, in all ways. GEtting back to the goodies well the much apreciated starbuck machine with coffee and hot chocolate. , a gym very complete, and well kept. Manager, and maintenance that are very timely and efficient and swe3et for all the many tenants we have. they and units. I give you facts and fiarly can review the Grand at 4 and 5 stars or more if allowed, due to my over 6.5 years here. and stil happy. Now in my 16th review of the Grand, a obvious fan of the place i look around me every night and realize how much we have here, and am lucky i can squeak by as i still do to be here, Having more than many homeowners, and most palces out there but are greatest feature is our grand events, and extras i dare you to find them elsewhere. i recommend to it to singles and families as there home not just a place. I have no motives, and no relations with staff i write from heart. I appreciate my once concession here, and will always remember it. with all this being said there is more but you can se it in a tour. IN ADVANCE I 'THANK YOU FOR CHOOSING THE GRAND' and i choose to stay as long as I can . yes as in past reviews on internet i give grand 4 to 5 stars always since 08 and been there since 05 yes grand is fiar , iit is that, magnificent and stunning in its lobby tv room and many apartments. im a convinced fan and hope i can continue. THE PROS, MAINTENANCE SO GOOD BIG GY, MOVIE THEATRE SPA SAUNA BIG AND NICE APARTMENTS RUGS, AND GODO SIZE BARS. no cons could use more guest parking. A PLACE THAT IS GRAND HAS PARTIES EVENTS, holiday toy drives, barbeques, for itns tenants imagine all this where you live a starbuck coffee machine for all a good tv and tv room nice furntirue bought by our current manager and she is good an efficient. her asst and leasing consultant are very efficient caring and friendly. with all the hug amount of tenants, and rooms they do well to keep up with all. we have much more here but i invite you to come and check those some surprise is good. with all problems in recession, i feel that we have so much here to be greatful for were served bagels o wenesday, and it goes on.... so grand magnificent great they apply here the maintenance is outstanding, and well i dont work here , dont have a motive and ton renews businesses that earn less than a 4 while not demanding i am aware, and jsut dont review the, our new asst manager well her rocks as well. for there fair rates they give you so much, you can say wow at end of day I recommend to singles families etc. so four to 5 stars or more for the, is how i re reviews them i 2012 and this is my 15th reviews of the grand just from the heart. for now I leave you the Grand where the title is more than well earned and itsi above the grandest in valley. yes i belive now youll be interested and excited to call the sweet leasing consultant and at least check us out youll be in awe gogogab343hak 2005 yo 2012 more

SECOND-HAND SMOKE PROBLEM WARNING! If you are concerned by the thought of inhaling second-hand smoke if you so much as even crack your bedroom windows or balcony door open, or are disturbed by the thought of the smell of cigarette smoke coming through your windows and stinking up your own unit, BEWARE!. As for now, The Grand allows tenants to smoke on the balconies. This is a major problem in this building, in particular, as the bedrooms and living room windows of opposite facing units are only separated by a VERY NARROW, SEMI-ENCLOSED COMMON AREA COURTYARD (only by about 20 feet) in much of the building, which allows the smoke to reach your open windows very quickly. I am constantly having to jump up and close my windows throughout the day, evening and early morning hours as the smoke comes through. Because of the design of the building, they need to designate NO-SMOKING areas where it can pose a health risk from second-hand smoke and a disturbance of the smell to other tenants. (I had a friend over the other day who noticed the smell and said ""Did I used to smell like that when I smoked?!"" That was with the window open left open one inch.) It's very depressing to have to keep your windows closed all the time to avoid this. As of now, this is how it is at The Grand on this issue. There is a new Bill that was passed by the Senate that allows landlords to designate non-smoking areas in an apartment building, or to make a it a non-smoking buildling for both new and existing leases with proper Notice. Most apartment buildings in Sherman Oaks are on board with this. Hopefully, The Grand will take advantage of this beginning January 1, 2012, especially because of the way their building is designed. I feel it is my duty as a human being to warn people of such health hazards should you enjoy leaving your window open before you sign up for anything. more
