Dave and Nancy Eldridge of Tri-Max Property Services, Inc, have managed our townhouse in Denver, Colorado, for the past three years. Dave and Nancy have kept our townhouse rented full-time at very good numbers, and the tenants they seleced have worked out well. They have kept us well infomed about any issues regarding our property and the repair costs have been minimal. They have managed our property in a profesional manner, and have made it quite painless to own rental property in another state. We like that fact that Dave and Nancy handle everything personally.   • Direct Homes & Management Company offers personalized services for both the Homeowners and Tenants. We are a local family-owned and operated business. We started as a property maintenance company in 1985, performing work for homeowners, property management companies, real estate agents, HOAs and various commercial businesses. By having personally performed the maintenance during those formative years, we can relate to your concerns about maintenance and costs. As Homeowners Ourselves, Having To Maintain To Upkeep The Property Is A Constant Vigil. After All, It is A Major Investment. Now, We Use Licensed, Insured Contractors And Handymen As Needed. The broker (Dave Eldridge) will monitor and occasionally perform the maintenance himself. This gives him the chance to view the property personally. In 1991, at the request of several homeowners and investors, we decided to start the property management company. Our plans were to keep the company small and more personal. Direct broker leasing seemed to be a great way to help eliminate confusion between parties. It has worked very well.


    Services:
    Leasing Services: We take pictures of each property & provide slide shows, descriptions, details of lease terms, maps, schools, etc on our website. We also include our applications, disclosures, and instructions for tenants convenience. Perspective tenants may download and have ready to apply to any property we lease. Call our office to schedule showings of one or several properties.


    Homeowners Services: A thorough tenant screening, direct broker leasing, video-taped at move in and move outs, processing monthly rents, serving demand for compliance if necessary and computerized monthly statements.


    Tenant services: Direct Homes Mgmt. website includes details and full slide shows of properties we are advertising. Perspective tenants may download instructions, applications, and brokerage disclosures which states Direct Homes mgmt. works for the Homeowners. We can set appointments for viewings during late afternoons, when many get off work. And for those of you working nights, we can set appointments between shifts. We re-key all properties before tenants move in. The condition of the property is videotaped @ move in. We change the gas, water, electric over to your name at move-in for you.


    For Home Owners & Tenants: DIRECT HOMES AND MANAGEMENT INC is hired by the Owners of rental properties to lease the home and oversee monthly. The home is videotaped prior to tenants move in and upon move outs. This is documentation for both Owners, Tenants, and Management. All Homeowners sign same management contract, all tenants sign same lease. Direct Homes Mgmt process background checks on all adult tenants. Direct Homes Management's job includes collecting rents each month, serving demand for compliance if necessary and monthly processing of funds and addressing maintenance issues on properties.. Rental Property Management: Managing rental homes including: single family houses,townhomes,condos,duplex,tri-plex,four-plex. Management includes complete management contracts with owners,tenants leases,and make sure contracts are adhered to,Documentation with video and written,rent collection,process income and expenses monthly,mail Owner monthly statement and checks,oversee and communicate maintenance issues with Owners,Tenants,Maintenance Techs.
