The place looks good; the owners are unprofessional and their schedule regarding arena use can change without notice. Not in your favor. There is very little (almost none) communication regarding your horses activities/welfare. They do not notice missing shoes, swollen legs, bites, scratches. If they were noticed it was not mentioned. Stalls are frequently cleaned with the horse in the stall. I witnessed a stall cleaner hit a horse in the chest with the cleaning fork and yell at the horse to stay on its side of the stall. Your horse could stay indoors in nice weather if someone just didn't get them out to pasture or if the pasture your horse uses was needed for some cows. The indoor arena is almost never watered, even if you request it. Cows stay in the indoor arena all fall/winter. You must remove them to ride and let them back in. Cow poop is disgusting in the indoor arena. Cows and roping take precedent at this facility. If you are into that you may fit in. If you don't fit in be prepared to be shunned, even ignored, find rude notes and suggestions that you leave on the dry erase board. I paid my board on time, in full every month, gave thank you gifts if someone held my horse for the Farrier and cleaned up after myself every visit. There are some friendly folks there and they certainly made my barn visits better.
