Ilive at Cool Springs to tell you the truth on my floor there is animals using the bathroom in the hallway,I've repored this to the office several times,however it seems to be a problem because you don't want to live like a peasant the office often sounds like you're bothering them.Your only important at rent time.I would appreciate not having urine in front of my door or poop.This is what you get for your luxury dollars.Wow more

Cool springs Frisco Bridge: Don’t rent apartment Cool springs is a nice place to live in, good pools, GYM area, good location, nice employees working in their renting office. However, they have an issue with pest control. I found that mainly in my apartment. I lived there for a year. I had a problem with ants since I entered this apartment till I left it (for a year and 3 month). I find ants coming from the bath tubes in both the guests and master bedroom (still having them, yet that is least of my troubles). I found ants coming from the walls of my room onto my bed (which they manages to solve! as I believe till now). I found ants in the laundry room (they are still there) Yet my biggest trouble was in the kitchen ants never and will never leave them (trust me!). They come out from all electricity sockets, pantry, cabinets, dishwasher and microwave! Yet worst of all the sink and its counter. I couldn’t store food in the pantry (except in winter as they disappeared and we thought mistakenly that the problem was over, but it wasn’t). I had to put chocolates, candies, cereals… (You name it) in my refrigerator all summer (Yes I did). I was able to put NOTHING on the counters of the kitchen. I used to depend on putting the breakfast for my son in the morning on the top of the stove (as that was the least place to find ants on) They tried to solve this problem since last year and we thought that all was set by winter. However, at the beginning of summer of this year I started to have the same problem in the same places. (June-24-2015) more

Dealt with Kathryn!! Walked through the apartment day before move in. and REEKED IF SMOKE/CIGARETTE SMELL!! said she was going to get it fixed before or move in which is the next day. Apartment smelled the same, or even worst the move in day. Kathryn claimed it was cleaned and said she didn't smell anything when she checked it that morning. WELL SHE AGREED IT SMELLED LIKE CIGARETTES AGAIN! So, another lady from sales helped us, because Kathryn knew we had movers coming behind us and we were pretty upset already. They found us one, one floor up which We didn't want bec of we have a dog and of course$40 more a month!!!! They said this was the only one available so we didn't have a choice! We said we shouldn't have to pay extra since this is their mistake, but they said they have to ask their manager who doesn't work Saturday to call us Monday. We also rented two storage units, and while our movers who we are paying$85/ hour was waiting to unload our stuff, we found out the storage keys the apartment had given us doesn't work. Another trip to the office and come to find out, they couldn't find the RIGHT STORAGE KEYS!!! They had to page maintenance and 2 hours later, us and our being paid movers of$85/ hr is still waiting with no where to go!!! We finally gave up and tried to find a stateside area close to the apartment to store our stuff. Called the office to let them know them know, and said" ok, well waive the fee for storage to accommodate you" What!!!! This is your fault!! They said they'll let the manager know Monday. This is a horrible, worst experience of our life!!! If we are not closing on our house that we had sold soon, we would have walked out of this apartments!!! No manager on the weekend to help and very inconsiderate people!!! And this is our first day here... We have 3 other friends planning to rent here in a month, and we have told them about our experience and we are so glad they've decided NOT TO COME TO THIS PLACE ANYMORE!!! more

I have read some reviews and the fact is - you cant make everyone happy. I assure you that these are isolated opinions and are just part of running a large property. This property is one of convienience and it is so. The parking garage is the best thing. No stairs. And the security guards are out in the evenings to keep an eye on the "party goer" . I love it here and look forward to getting in to an even bigger place as time moves on. I have to throw in the maintinance - they are so curtiouse and efficient. Thank you for all you do. One more thing - the electric is very reasonable - I use to pay upwards of 300 per month in an apartment and since moving here I have not had a bill over 100. That makes a big difference. more

I love it here! the parking garage is a huge bonus. you may ask to not live above the same people that i live above b/c they play their music with the most bass that they can and it literally shakes my floors and makes it very uncomfortable to relax. Plus i would add that the parking garage could really use some more lighting, one row of lighting is not enough, y'all should have 3 rows of lighting. more

Notice there are mostly negative posts of the approximate 30 reviews here. That just shows how many happy and or satisfied tenants they have who do not feel the need to get on here and complain. Yes the alarms have gone off a handful of times over the year I've lived here but is it better to complain about them not working during a fire or because they have falsly sounded' I would take the knowledge and comfort with that they work. Yes I've had issues with neighbors being loud and it took a few calls to get them taken care of but they do attempt to give every tenant a few chances. I have had a couple of issues with my AC/Heater but were they promptly fixed when a work order was called in...yes. There was a leasing agent who told me wrong information about increasing rates but fortunately she is gone. In retrospect, it's an apartment. There will be issues when dealing with a two building complex filled with hundreds of people. The customer service will make up for those miniscule issues. Remember, happy people are comfortable and quiet, negative people are unhappy and chaotic. more

I moved to Cool Springs in June of 2011. I have recently moved out. I loved the atmosphere and the pool is something that I truly miss. There are some really nice people that live there and I also miss the safety. Also, you're in Frisco. How bad is it really' Frisco is a great town and I miss it dearly. The fire alarm situation this summer really bothered me. Mainly b/c it woke me up a few times but from what I hear it's been resolved. Probably b/c they have to pay them each time they show up(I think). The office was mostly helpful but I pd. my rent on time and didn't have any issues w/in the apartment. Being on the first floor, parking was never an issue. Ever, even for guests. There were a couple of crazy neighbors while i lived there, but there are crazier neighbors where I live now. I actually miss the crazy neighbors. Especially the first one b/c she provided for some great entertainment. I think there are going to negative reviews at any apartment b/c it's an apartment. my apartment had an 86% rating on here which is awesome and I hate it. I think that everyone that hates it needs to go over to the uber convenient store around the corner and buy some beers and go to the pool :) It will make you happier. more

My husband and I have lived at Cool Springs since January and we absolutely LOVE IT! Its really nice that I can walk to a convenience store, dry cleaning, bars, and shopping strips. I always feel very safe even if my husband is gone because they have the security guard walking around every night plus tons of exterior lighting. As far as parking goes...we have never really had an issue. I also have had a chance to talk with all the ladies in the office, I do believe that they need a break. I understand there are problems that may occur living in an apartment and issues that may need to be addressed but there are several people that they must deal with on a day to day basis. I have put in service requests before as well and it has taken a few days for them to attend to it BUT I also know I am NOT the only person that lives here. The point is is that it was fixed! :) I do appreciate the way that they send me an email after it is complete. I have never had an issue with them, but I also pay my rent on time, clean up after my dog, and put my trash in the garbage! more

I just wanted to thank you for making my move out run smoothly and stress free! I know the staff there has received a lot of “grief” from negative people who want to make everyone else as miserable as they are. I have lived in several apartments and there are just some things that are a part of “communal living” that you have to deal with. Personally, I’d rather not have to pay property taxes, mow my own lawn, or find trustworthy maintenance people; I guess that’s the difference between taking the negative vs. the positive outlook. I never had a problem with the staff at Cool Springs and I even told my mom how sweet and helpful you were when I requested the move out checklist (the staff at other apartments I’ve lived in weren’t so nice with that request). I know being a property manager is not easy and I’m sorry more people don’t realize/appreciate everything you do. Thank you so much for always helping me! I hope you have a wonderful weekend! more
