I've lived here over two and half years and we are moving because the rents keep going up. For the same price I can move into brand new apt's being built right now. Or you can buy a house if you qualify for the same amount you pay in rent. Wish the price of rents would be consistent.. .I don't expect no rent increases but several hundred dollars is outrageous. Ok enough of that. The deal here is:\r

a. These are NOT luxury apartments like their website advertises. They are well maintained older units with super basic appliances; not even glass top electric stoves... you get the realy uneven cooking surface burners, with only one being a large burner; and no self cleaning ovens. Bathroom and kitchen fixtures are all basic... nothing fancy. Everything breaks about 1.5 yrs into your experience and needs to be replaced (toilet flusher, kithen faucets, bathroom faucets, etc.) The refrigerator is SMALL and fine for a couple or single person; forget trying to shop once a week with a family.\r
b. Upkeep exterior: excellent in the spring, summer and fall. The grounds are nice, the pool is always sparkeling, the gym is clean and tidy\r
c. Upkeep of the apartments: good. It will take from one to five days to get your repairs done; they always seem to be short staffed, but the staff is always very helpful, friendly and nice and they do a good job.\r
d. parking: iffy depending on occupancy; I have a garage, but at times need parking and depending on how full the complex is depends if you can find parking; I'm guessing with so many roommates and college kids here that is the issue.\r
e. management staff: excellent. very friendly, nice, caring, listens to your concerns, and while I certainly don't expect every resident's concern to be fixable, the staff certainly tries to please. \r
f. mold issue others refer to: yup... my ac units stinks. have them change the filters often so it is not so noticeable. or perhaps it is the carpet? we were told we had new carpet but when we moved in all we could smell was wet dog and hair everywhere. I'm guessing there is mold under the carpet too. I could raise a fuss and probably get it replaced or cleaned again (fourth time) but why bother, I'm moving. \r
g. noise: you are in an apartment complex... can't expect silence. The building is probably not built that well... yup, so I hear everything that goes on upstairs and they probably hear me too. the complex itself is pretty quiet.. most of the neighbors are respectful, outside of the occasional party. just wish the manager or staff was on site during those times when the police need to be called because it is so loud.\r

Overall, it is a nice older complex that is well maintained. The location is convenient to everything, can walk to the grocery store, restaurants and Bond Park.
