You read and decide for yourself whether you want to hire or keep Carver property management as your property manager. Being in business since 2006, I would think Carver should know more about FL statutes and read our \r bylaws but all they know how to do is try to squeeze money out of our struggling homeowners. \r \r 1. Gayle Carver stated in a meeting that an audit is required every 3 years for a condo with about $100K budget. The FL statute states for that condo size, compilation is required but that can be bypassed with a board vote. Audits are costly and not necessary unless there is a reason to do so... like when we don't trust the property management company?? \r \r 2. Gayle Carver told board insurance that a board member was never a board member so insurance would not cover the frivolous lawsuit filed by the former property manager against her and the Association. Carver started with us as a property manager in September 2012 and knew the problems this board member was having with the President back in may. She was even brought in for the property manager interview by that board member in June 2012. Did it not occur to her that she was a board member or was her judgment clouded when the condo president, who was and still is at odds with that board member, conveniently told Gayle Carver that the board member didn't want them to be our property manager? Do you think they have integrity? \r \r 3. My Association has homeowners who are struggling financially. Instead of trying to control the budget, there was not only an assessment of passed debts and also a new one including roof coating for the roof, but also a 10% increase in condo fees. Personally, nonessential expenses can be \r reduced, but the property manager, president, and the board are reluctant to do their fiduciary duty to the Association and therefore we increased our bills along with our debts. They prefer spending like the government and increasing our debt instead of cutting back. I just hope there won't be many more homeowners out of a home. \r \r 4. Why should a condo have anti-skid coating on concrete steps that are not even slippery? This unnecessary anti-skid coating will cost us $15K. Does that make sense even if we are doing well financially? \r \r 5. Condo bylaws state that board members are disqualified from being on the board if they missed more than 3 meetings in a row or have overdue fees for more than a month. The vice president lives in another country and has not attended at least the last 3 meetings and the treasurer did not pay her \r assessment for almost a year. Gee, she is thTREASURER. Since Carver started as our property manager in September, nothing has been done or said. One can only wonder why the statute/bylaws are not enforced..for \r whose benefits are these people kept on? \r \r 6. In a meeting, Gayle Carver says that homeowners are not entitled to see or know homeowners' account information. The ONLY records an homeowners are NOT allowed to view are medical records, information acquired through leasing, and legal/client privileged info but everything else should be available. And an homeowner should be aware of what's goes on in his/her own Association anyway. If they are property managers, shouldn't they know these things instead of trying to tell someone they cant see it. \r \r If a company says they have integrity, one should watch out for them. It needs to be shown in action and not words. It's not easy finding a reputable property management company in S. Florida.\r more
