I'm a contractor who has been trying to repair these homes inside and out for years. Crap is crap. The floors are weak due to a very poor particle board that isn't on the market anymore and the plumbing is plastic tubing that fails. The exterior siding is also made of sawdust and glue. Over all this entire neighborhood is one step above a trailer park with a guard at the gate and a very high cost of living. If you start with crap you end up with crap. more

to the people that live in canyon view when i got my house i was very happy five years ago my rent was $655.00 a month well in that time every year my rent would go up $65.00 ok fine but last dec in 2007 i got a letter from that a hole pam that i had to pay a tax on the NOT HOUSE TAXES I AM TALKING LAND TAXES the land that i don""t own $3.000.00 and if i don""t pay i have to get out in three days i called for the owner but pam will not let u talk to him so i said to her he can stick this up his u know what i am not paying it. this is not my land i well pay my house taxes only. so every month they where charger me a late fee but i still won""t pay it so six months later i did not get my land lease bill and i called that btch she told me my lease was over because i have not paid my LAND TAXES so i have to get out in order to get my lease back i have to pay 2.500.00 to them i told her to kiss my u no what so i called a friend he was able to help us so we got out we call are realtor and the bank we put the house up for short sell no more then two weeks later canyon view lock us out no one can come and look at house they went into my house and change all the locks they broke into my house now i can""t sell my house they called the front gate and told them don""t let us in. by the way my space rent also went up in may to 1.280.00 now i know there is other people that paid land taxes u guys r a hole i well not lower my self to kerry or his brothers so if anyone reads this please think twice about living there i could tell u more story about this place just because the house price is cheap the rent well be double and u think they won""t do this pam told me kerry owns the land he can do what ever he wants {if you see this kerry or pam go to hell } Pros: thumbs down more

Happy in CVE 6/2/2008

I have lived in Canyon View for 8 years. I find it to be a wonderful place to live. Yes it is true you do not own the land, but the overall payment for the land and my mortgage is well worth the peace and tranquility I have found in this community. It is a very safe place for my children. I have wonderful neighbors, and the crew of workers in the community keep the hillsides and common areas looking so pleasant. Especially in the spring when the flowers are in bloom. If you are looking for a nice, safe, clean community I would recommend you come take a look. The only homeowners I ever hear complaining about Canyon View are the ones that have have received notices from management that their homes are not being cared for and the curb appeal is become unsightly. But for those of us that take pride in our homes, we love it here, and are happy that the management has such high standards.\r Pros: To many to mention Cons: Don't own the land more

Not a happy place 5/14/2008

Canyon View Estates, the gated community of ""manufactured"" (mobile) homes, is like a Stepford with a dark side. I strongly recommend not living there. \r The management is poor, if not downright abusive. Certain people get picked on, fined severely by their association for minor infractions while others go unpunished. \r CVE boasts about being ""homeowners only"", however, there are many units that are rented out with high turnovers. \r There is an overpowering stench of raw sewage around the front gate area. When my kids and I lived there we all got frequent headaches. \r Canyon View Estates is situated right alongside the Santa Clara River wash. There have been eyewitness accounts of coyote and mountain lion tracks yet management has done nothing. No warning signs, no animal control.\r Homeowners do not own the land. They are mandated to maintain plots to ridiculous standards. If even one neighbor complains, CVE will send, without warning, one of their incompetent gardeners to mow the lawn, etc. Then the homeowner will be billed $200.00 for 30 minutes of shoddy work.\r Utilities are through the CVE association. Homeowner never deals directly with utility companies, cannot question billing errors. \r When you look up Megan's Law, there are registered offenders shown living in Canyon View Estates, which is within 1 mile of three schools. \r I would personally live in a tent in the Mission District of Los Angeles than be subjected to the harrassment of bad management of Canyon View Estates. Looks can be deceiving. 11/14/2006

After living in Canyon View Estates for several years, I would never recommend it to potential buyers. I would recommend just about any living situation besides Canyon View. I would agree that looks can be deceiving. It does look like a modern day Pleasantville. But that is anything but the case. With frequent power outages days at a time, Canyon View has made little improvements for the tenants of their land. With the ever increasing cost of land, it makes it impossible to live there affordably. And affordable living is what makes Canyon View so attractive to most. Residents are penalized with addtional taxes upon the sale of their home. In addition, it is a requirement that homeowners make improvements to the land, which they don't even own, before Canyon View will sign off for escrow.\r After selling our home, I am glad to say that I would never step foot in Canyon View Estates again. Pros: Modern day Pleasantville. Cons: Horrible management. more
