APM was excellent (friendly and responsive) when they were showing us properties and trying to get us into a house. The minute the lease was signed, all bets were off. We paid our rent on time, usually days before it was due but after one lost payment, we started hand delivering the rent so that we could have a receipt for proof. Even with a receipt, they would call and tell us that we had not paid the rent. When we told them we had a receipt, they would claim that the employee that wrote the receipt was no longer with the company, etc. Their employees were rude and some barely spoke English. They were very unprofessional in appearance and demeanor. We followed their procedures for maintenance/repairs to no avail. We tried for 4 months making numerous phone calls, following up with numerous written requests, and finally calling the owner of the property management company with no response. In addition, every time we dealt with them, there was a new employee. I don't think they had a single employee for longer than a few weeks. After one year of trying to work with them, we contacted the owner in California and explained the situation. He had several other properties in the Austin area that he had already switched over to Jim Bigham and Associates so he switched us too. Thank goodness! Bigham has been great! The owner even had to fight APM to get our security deposit back! If you are considering property management, I would NOT recommend Assured Property.
