Don't make the same mistake I did! Action Properties is the most corrupt leasing agency in Reno, please do not rent from them. They moved me into a house that was infested with mice and black widow spiders (which are deadly). Myself and my 11 lb dog both got bit by a black widow in our house, resulting in over $3500 in medical and vet bills. When I told Action Properties about the infestation they said that I was completely responsible for all extermination fees. I began paying $85 per month to have my house sprayed for spiders, but they still came back everywhere. Also when I moved in they said that I had a washer and dryer in the house. These both proved to be broken, but Action Properties said that they were an extra ammenity that they are not responsible for fixing. So, I still had to go to the laundry mat, even though part of the selling point was a washer and dryer. Also they had sprinkler heads set up in the front yard to make me think they had a sprinkler system, just like th ladies in the office told me it did. I found out after I moved in that they were only sprinkler heads shoved into the ground and not connected to any water lines to make it look like I had sprinklers.\r
Starting in the summer the manager of the agency showed up on my property (which is a duplex) at 7:30am (before their office even opens at 9am) without my permission (which is 100% illegal!) and started screaming at me that he was going to evict me because my lawn was dead. However, I had been paying my rent on time every month and their was no need for eviction. He stood and screamed at me from my lawn for 20 minutes threatening me. He said that I would have to pay for the lawn to be fixed, even though there was no grass there when I moved in. I told them that there was no grass when I moved in and I even tried to plant seeds and grow my own, but because there was no outside water source from my house, Action Properties told me that I had to water my lawn using buckets of water from the sink. What a waste of about 3 hours a day. Grass never grew, and they are charging me $400 out of the deposit to fix it. Also, out of my $750 deposit, I got nothing back even though I left the duplex in pristine conditions. Also, while I was in the process of moving out, so were the people in the duplex next to me. Action Properties had the power shut off in the next door home and began running a generator off of MY electricity from MY home through an outside plug without my permission. The generator use on my electricity raised my electrical bill for that month from $75 (what is normally is) to $280 because of all the electricity they were stealing from my residence instead of just turning on the power. They refuse to pay me back for any of those charges, even though they completely broke the law by doing so. \r
Along with frozen pipes, heaters breaking down (which took 4 days of phone calls before they came out) causing the temperature in my house to fall below freezing, no hot water, clogged drains, never getting a return phone call, and having to deal with the incompetence of all the girls that work in that office, I would advise never to rent from them. Please don't make the same mistake I did. I lost so much money with my deposit and all the money I spent to make my home liveable, it wasn't worth it.
