I LIVED HERE FOR THREE YEARS SO I HAVE BEEN THROUGH IT ALL. I LIVED IN THE 4 BR/ 4 BA. THE FIRST YEAR, AS MOST PLACES, WAS WONDERFUL AND THE RENT WAS BETTER THAN LIVING ON CAMPUS AT $410. THE SECOND YEAR THERE WAS A $40 INCREASE IN RENT WITHOUT WARNING, BUT STILL BETTER THAN LIVING ON CAMPUS. HOWEVER, IT WENT UNDER NEW MANAGEMENT, AND THEY ARE ABSOLUTELY HORRIBLE. I WAS GOING TO MOVE AND NOT RENEW, BUT SINCE I WAS GOING TO SUMMER SCHOOL ALL THREE SESSIONS, GRADUATING IN AUGUST, AND BEGINNING GRAD SCHOOL IN AUGUST, MOVING WAS BAD TIMING. I DECIDED TO DUKE IT OUT ONE LAST YEAR. THIS YEAR HAS BEEN UTTERLY THE WORST BY FAR. NEW MANAGEMENT AGAIN, JOINING CON-SERVICE FOR ELECTRICITY SO EVERY MONTH WE SEE A BILL, AND NO ONE LIVES IN ONE OF THE 4 BEDROOMS. WE ARE ALL IN SCHOOL, NEVER THERE, TURN EVERYTHING OFF, AND WE STILL GET A BILL. I FEEL SORRY FOR THOSE WHO HAVE ALL 4 BEDROOMS OCCUPIED. DID I MENTION THAT THE NEW MANAGEMENT IS SLACK AND INSUFFICIENT TOO' PUTTING IN A MAINTENANCE REQUEST IS NULL AND VOID BECAUSE IT TAKES MONTHS BECAUSE THEY CAN NOT KEEP FULL TIME MAINTENANCE STAFF. STUDENTS WHO LIVE THERE ARE THE MAINTENANCE, MAKE A MESS, AND THEY CALL IT FIXED. THEY SHUTTLE IS ALWAYS BROKEN; THIS IS A GATED COMMUNITY BUT ANYONE CAN FOLLOW YOU IN OR JUST DRIVE IN THE GATE THAT IS RARELY CLOSED. I THINK I TOUCHED ON EVERYTHING. THANKFULLY I WILL BE OUT THIS AUGUST. OH YEAR, THEY EXPECT YOU TO PAY A FULL MONTHS RENT AUGUST 1, BUT YOU CAN NOT MOVE IN UNTO TWO WEEKS INTO THE MONTH. THEN THEY TELL YOU IT IS MADE UP BECAUSE YOU MOVE OUT THE FIRST OR SECOND WEEK THEY FOLLOWING AUGUST WHEN YOUR LEASE IS UP. TOTAL LIES BECAUSE MOVE OUT THIS YEAR IS JULY 31 SO YOU HAVE NOW LOST 2 WEEKS THAT THEY COULD PRO-RATE YOU,BUT WON'T. BE CAREFUL AND BE AWARE.

Cons: shuttle always broken, horrible management, con-service over charges for electricity
