I have lived here for 3 years, have a degree in architecture, served my internship at the local office of planning, and we bought this home because the Homeowner's Association (Incorporated) was supposed to take care of all exterior maintenance and repairs. The materials they use are junk, the contractors they hire are only the cheapest and least experienced, the insurance they carry on the exteriors apparently covers little or nothing since Nationwide dropped them for failure to correct maintenance problems, and standing water, black mold and decomposing plywood siding damage is widespread - they just collect for a painting fund to regularly cover up the mismanaged maintenance. There are several units for sale, mostly by people who have gotten fed up with the Board of the Association, which is far more interested in deflecting liability from themselves than they are in actually solving any problems. The CCR falsely states in Article IX section 1 that these properties are Single Family Residential in order to attempt to avoid being held legally liable for repairs and maintenance, but in fact the entire development is zoned R4, mult- family residential, just like any other condominium or apartment complex where the exterior is clearly the responsibility of the Corporation and not the individual interior unit owners. Now they have entirely given up any pretext of doing maintenance and repairs and are assessing the unit owners for all exterior repairs to the buildings. Since the materials they require are crud, you can be assured that you will have thousands of dollars in repairs every 3-5 years if you buy one of these units. There are also several lawsuits ongoing which will likely require assessments in the thousands of dollars for each unit owner in order to meet the court ordered judgments. For your own sanity and financial future, I urge everyone to avoid this place like the plague, and don't believe the Realtor if they say otherwise. Pros: Cheap fixer upppers. Cons: Will be fixing them forever.
