This review is for the building & management at 13837 Burbank Bl 91401 The management team is nice and SEEMS to care; follow-up is sometimes sketchy... call backs don't happen unless they want something! Management moved their office to Reseda and didn't even tell us (tenants) they moved! Manager let himself in my unit with his key without any notice. My friend was staying over and greeted him after he entered the apt! Better be glad we're nice people. Home alone, I would've popped one off thinking he was a burglar. ...but living in this building was horrible. My unit was spacious and nice... if you can tolerate roaches, brown water, dirty neighbors, and a dirty laundry room. Hot water went out multiple times in a year. The stairwell has so many spiderwebs & dead bugs, it looks like Halloween all year long. Even after I asked them to have it cleaned. (Buy bug spray/borax for your roommate roaches.) Front of the building looks nice, but go around the side and see the reality (no grass, trash, oil on the street, neighbors work on their junky cars and one of the tenants pees on the tree. No, I am NOT kidding! Saw it with my own eyes. I promise this is the truth! Laundry room is gross and tenants NEVER close the door, so if you're a clean person, you will not want to use it. Go down the street to the laundry mat instead. The roaches are unaffected by the fumigators. Ok, so maybe they slow down, but they have great recovery and return in a week. One even crawled across my big screen TV! (Very embarrassing in front of my guests!) Dirty tenants, Trash can/dumpster is always full and smelly so I could not open my windows. Someone hit my car while parked in the parking stall (no note); Teens/young adults hang out in the alley and leave trash and lean on nearby cars (uh, mine!). Guest parking is limited & nearby neighbors take up two spaces on purpose so you won't park in front of their houses. Did I tell you about the roaches? Someone broke into my storage bin. Oh yeah, and someone peed and pooped in my parking space! Yes, it's the TRUTH!! Just plain gross. This is all true. so decide for yourself. UPDATE! BEWARE! Before you move in, inspect & TAKE PICTURES of the lack of cleanliness & anything broken/missing. Also note condition of windows-oven-floors-doors-blinds-EVERYTHING! They will charge you for cleaning/repair/replacement when you move out even if it isn't your damage. They prorate rent at 30 days. PPM reduced my security deposit refund for preexisting conditions (gave me no receipts): $50 to clean oven I didn't use- $10 for missing mini-blind wand- I even replaced it to avoid a charge & they still charged $10 for a stick! Mgr came for keys a day after I moved out AT HIS REQUEST then deducted an extra days rent. I'm headed to Small Claims court.
